Who: One-person to small-team PMs. Currently on AppFolio paying $5.60+/unit, or limping on Buildium without AI.

The bet

Why now.

AI is finally good enough.

Voice agents (ElevenLabs, Vapi) hit production quality in 2025. Photo-diagnosis (Claude, GPT-4o) handles maintenance triage. The full PM workflow is now automatable with off-the-shelf models.

Incumbents can't move fast.

AppFolio (public) shipped Realm-X June 2025 — the only credible AI. Buildium (RealPage / Thoma Bravo) is distracted by antitrust. Yardi is enterprise-focused. DoorLoop has marketing AI, not depth.

The pricing gap is real.

At 50 units: AppFolio $5.60/unit. Buildium $3.84/unit. Yardi Premier $8/unit. DoorLoop ~$1.50–2 but no real AI. We sit at $2/unit with AI included.

Voice is the wedge.

Rent Manager and Hemlane sell humans for tenant calls as upsell. AI voice agent at 90% margin obliterates them. Highest-pain, most after-hours, most automatable workflow.

Honest risks

What could kill this.

AppFolio drops their minimum.

Possible but unlikely — it would cannibalize their SMB-resistant pricing. We'd shift down-market faster.

DoorLoop ($130M raised) ships real AI.

Probable in 12–18 months. Voice depth + Spanish-first verticals are the moat we're building.

Trust accounting compliance.

Required for licensed PMs in most states. Owner-operator landlords don't need it. We start there, add trust accounting before targeting professional PMs at scale.

Tenant call volume on AI voice.

If tenants reject the AI agent we have a problem. Mitigation: human escalation 24/7, transparent 'this is an AI' disclosure, satisfaction tracking from day one.
